
Television Center Redevelopment Project Begins Environmental Review
The Television Center in Hollywood is poised for a significant transformation. A $600-million redevelopment project, spearheaded by Bardas Investment Group and Bain Capital Real Estate, has officially entered the environmental review phase. This marks a crucial step forward for the ambitious plan to modernize and expand the iconic studio complex.
The proposed project encompasses 6.4 acres at 6311 W. Romaine Street, bordered by Santa Monica Boulevard, Cahuenga Boulevard, and Cole Avenue. Plans detail the construction of over 450,000 square feet of new facilities, including state-of-the-art soundstages, modern office spaces, ground-floor commercial areas, and parking for 1,110 vehicles. In addition to new construction, the project will also renovate nearly 110,000 square feet of existing structures, preserving the historical significance of the site, including the original Technicolor Motion Picture Corporation Building.
The Television Center site will be divided into two distinct blocks. The north block will feature a new seven-story office building and parking structures, totaling over 280,000 square feet. The south block, also exceeding 280,000 square feet, will house two soundstage buildings each containing two production studios, two additional office buildings, and a parking garage.

Renowned architecture firm Rios is leading the design of the Television Center project. New buildings will reach up to 103 feet in height, and the ground floor will be activated with approximately 5,000 square feet of retail and restaurant space facing Santa Monica and Cahuenga Boulevards, enhancing the street-level experience and fostering a vibrant atmosphere.
This extensive undertaking requires approvals for zone and height district changes. If approved, construction is anticipated to commence in 2025 and conclude by 2028. The Television Center redevelopment represents a substantial investment in Hollywood’s media infrastructure, reflecting the ongoing demand for cutting-edge production facilities and office spaces in the entertainment industry.
This joint venture between Bardas and Bain Capital builds upon their established partnership, formed in 2019, focused on developing properties catering to content creation. Another collaborative project between the two firms involves transforming a former Sears department store at 5601 Santa Monica Boulevard into a 350,000-square-foot complex featuring offices, soundstages, and retail space.
Bardas Investment Group has also independently undertaken numerous infill office projects throughout Hollywood, including developments on Cahuenga Boulevard, Fountain Avenue, and Melrose Avenue, further solidifying their commitment to the area’s growth. The revitalization of the Television Center signifies a significant contribution to the ongoing evolution of Hollywood as a global entertainment hub.
